From Blighted Vacant Lot to New Warehouse
Matrix provided comprehensive engineering, environmental, and surveying services for the proposed construction of a one-story warehouse containing 314,000 SF along with associated parking on a site encompassing approximately 25 acres. The site was previously developed but had remained vacant in recent years. This project involved taking a blighted vacant lot and working with the client and Township, beginning with the drafting of a Redevelopment Plan through development of site plans and ultimately to Township Board presentation.
This project had many moving parts, including wetlands, flood hazard area, environmental site remediation and off-site traffic concerns. Matrix utilized HEC-RAS modelling software to determine the flood hazard limits on the site which, along with the wetlands delineation, determined the site layout.
